Thanks to all of our supporters this is why we love our job and love working for you: How do I explain the difference between using the Mark Taylor Team versus the other mortgage guy?? The Mark Taylor Team blew the other guy away. Mark took my info over the phone and had an answer to me FAST. His team did all of the work and research and I barely had to lift a finger. They called me, emailed me and followed up with me on everything. I knew where I was in every aspect of the loan and I felt confident that my loan would be approved with no problems at all. They treated me like I was their #1 client even though my loan was only $130k. Mark took extra time to explain everything to me personally and THEN called my husband separately and explained it to him as well. The Mark Taylor Team had the process down to a science and it showed in everything they did that they cared about me and my family. On the other hand, the other guy never called me to update me, made me run around and get him all kinds of documents I didn’t understand, asked me to do most of the work, did NOT follow up, took forever to get the approval, made me feel unsecure as if I would not be approved, almost dropped the ball entirely, tried to charge me extra points and a higher fee and treated me as if I was not worth the money he would make off the loan. There really is no comparison. Mark is my Mortgage Hero.

Mark, so many people are afraid for “RESPA” violations. Personally, I find those who complain the most are those companies who don’t provide service first!!!! No amount of money spent could entice me to use one company over another – it’s the services and knowledge and, mostly, RESPONSE TIME and QUICK RETURNS of phone calls or emails that will get me to continue to use a company. We purchased a second home in Mesa November 2011. Our realtor recommended the Mark Taylor Team and what a blessing. We live out of state and booked our tickets assuming the closing was happening the week we were there. There was a miscommunication between parties about the closing date Donna and Kimberly were the GREATEST! !!!!! After several 3 way calls to our bank for information Donna and Kimberly needed and a great title company, the closing happened that week. Mark, I could not believe when I was told docs were at title after all we were still 8 days out. Needless to say the builder was very happy! Please thank Donna and Kim as well. You had said docs would be there 5 days ahead of COE, have to admit it I did not think this would happen. But 8 days is really “awesome”. Dana is really on thrilled, when I first spoke to her she was defeated felt that renting was her only option. Now she is in a new home!

“I am here to scream loudly that “This Stuff WORKS!” I am a realtor who is new to the industry from education, and I am not a social media junkie by nature. I embraced it bc I knew it would enhance my business. I did not realize how much it could help jump start my new career. Mark Taylor came to speak at Mark Poisson’s office in Ahwatukee, and I was invited to the small group training. I was f…loored at the potential of the tools Mark Taylor had created and invested in. I knew they would not fail me if I committed to Mark’s program and followed it up with blogging and my FB website. I have created a FB website which will go live this week YAAY!, and I have entered several properties into the site. A few months have passed and I keep my social media hour as the first hour of every day. Yesterday I am waiting outside of my son’s school and my phone rings. The Mark Taylor Team was amazing to work with. I asked what I could do to get approved for a larger loan amount and they told me exactly what I had to do(with my debts). I have heard stories of many people getting pre-approved for loans and then not being able to get them. I expressed this fear of mine to Kimberly. She assured me that I was approved and I would get a house. Kimberly and Donna were very helpful through the whole process. I did everything over the phone and by faxing. I never went into the office because it wasn’t convenient for me with my work schedule. I sent them e-mails with questions and they would get back to me right away, even after hours. They know exactly what they are doing and are very experienced. When my house I bought appraised for less, the seller decided they didn’t want to pay the closing costs anymore. They helped me renegotiate the terms with my agent. I found the fees charged were very good to begin with compared to other lenders I checked into. These people truly care about their clients and it shows. They went above and beyond. Everything went very smoothly and my house closed 3 weeks before the close date! Thank you all so much! Although his family come first he is a top notch mortgage broker with seasoned experience and first hand knowledge of a variety of financing options. There is not doubt that I would hire Mark to handle any short sale purchase, foreclosure, FHA, VA or conventional loan that I came across and Mark would be happy to find the absolute best deal on any refinance I brought to him.

Letter of Recommendation:
We had an earnest deposit down on a home when I received a call from my wife about another home she fell in love with. After visiting the home that same night, I agreed that this was the home we were going to start raising our 3 children in. Our nerves were spiking at an all time high. We sold our previous home by short-sale only 12 months prior to making an offer on this dream house. Our credit scores were still in limbo because our previous loaner had extreme difficulty reporting the correct status to the bureau. My wife and I tried for months to correct this issue and without it being fixed, we were about to lose any chance of buying this home.
Mark and his team were determined to get us this house. For a very small fee they corrected the status with the bureau in a matter of days, something we couldn’t seem to accomplish in 4-5 months. We were then able to proceed with the long process of purchasing this short-sale dream home. As our anxiety grew exponentially though the review process, Mark and his team continued to calm our nerves with their responsiveness to all our concerns. Mark’s ‘meet-and-greet’ process with all his clients is a practice other companies should work to model. He works very diligently to make sure that all those involved are 100% informed on all aspects of the loan procedure. I am sure it takes a lot of patience to try and explain these details to all his clients who have a diverse knowledge base about closing on a home.
Mark, Donna, and Kimberley did an outstanding job working with us and the sellers in order to close on this house. We locked in a rate we were happy with and closed successfully in August 2011. I met you in Phoenix last year at a CDPE training. I liked how organized you were and have referred a few potential buyers. I love how you use Facebook, emails, videos, seminars, the recorded voicemails, etc. to communicate with realtors. Even though a few referrals I sent have not panned out, I have one that has been looking since January and we just closed today!!
I have to commend Kimberly and Donna. They have been AMAZING throughout this 10 month journey!! They have been there to, deal with my buyers, answer all my crazy questions by phone and email whenever I needed them! They have created new PQF’s for me soooo many times…even when I needed it late on a Friday night!! I have enjoyed working with them so much!

We recently worked with the Mark Taylor Team and had positive experience. Our first initial contact was Donna Rinaldi. She had been referred to us by our realtor and she was just what we needed. She walked us through each step, stayed in contact with us, and kept us in the loop. Everthing was done in a timely manner and she prepared us for the next step. Once we began the process we met with Mark Taylor who was thorough with the paper work and documentation. The last step was underwriting. Having to buy a house is where I found myself when my landlord informed me that she was putting the house I had rented and called home for the past 6 years up for a short sale. Having bought a few homes in our lifetime, I was kind of skeptical of dealing with anyone but the way we have always bought homes thru our local bank. Our real estate agent Mike Olberding, told us to try out the Mark Taylor Team, even though we have always dealt with banks being new to the area we decided to take our agents advice and go with the Mark Taylor Team. We were given the paperwork, which we filled out and got back to the team, and within a few days we were told what we would qualify for. We then went house hunting with our real estate agent. In just one day we found our dream home and got the ball rolling on this purchase. But then we found out there were four (4) other offers on the home, we waited and our offer was accepted. Because we had all the paperwork being done earlier with the Mark Taylor Team, we met with the team Mark, Donna and Kimberly to go over everything. We then met with mark privately and he told us his team would meet the deadline and get the job done with less than a 4 week deadline. During the process Donna and Kimberly kept us up to date on the whole transaction and also always in contact with our real estate agent. Now, I’m a pretty tech savvy guy and I was already using Facebook, Craigslist and other public sites to advertise my listings, so I wasn’t expecting to take much away from the class other than some credits. I met with you in person on January 24, 2011 and received your booklet on epropertysites and active rain. Each day, I looked at the booklet as it sat on my desk, however, because I am not a “technical person” I put it off for one excuse or another. On February 9, 2011, 19 days later, I finally said “today I am going to get off my lazy behind and do this come hell or high water”! I put my listing on eproperty however I did not do active rain because I thought I would attend your class this Thursday before attempting it. Two days later, on February 11, 2011 I got a call from a buyer who saw my listing and scheduled an appointment with me to see the listing the following day. He and his wife were very interested and I sent them the comps the same day. I spoke to them yesterday and sent them additional listings. I am now getting ready to meet them in 45 minutes to show them another property! To make a long story short, I entered my listing on eproperty, two days later I received a phone call for a showing, and now I have a new client! Mind you, my listing is in a gated community with no sign, per the request of the seller! I would have never shown my listing or procured this new client without putting the listing on eproperty! Thank you! This works! I am looking forward to learning more about Active Rain on Thursday!

I just wanted to write you all and share my personal thanks to you for making the recent purchase of my home a great experience. I was considering using a bank to finance my loan, but then my realtor raved about you when it came to me finding financing. She was right, the entire Mark Taylor Teamis amazing!!!My process all started with my wonderful visit with Donna to get the ball rolling, gathering some information and setting up my meeting with Mark. Donna, you rock!!! My meeting with Mark was great and so educational. I am first to admit, I am not a wiz when it comes to figuring out all the financial mumbo jumbo and what is best for me. I learned so much from Mark and he was so great at going over all my various options when it came to financing. He shared his knowledge and provided me (in great detail) what he felt were my best options. He doesn’t talk over your head, but explains things so you can understand them. He also educated me on minor changes I could make to my withholdings etc to save me more money due to the tax implications etc of having a home at tax time. Thank you so much Mark. My process went by fairly quickly and before I knew it, I was working with awesome Kimberly and going over all of the detail of the loan and providing her with all the necessary info she needed to process things. Thanks Kimberly for not making it too painful. I appreciate that you could explain things for me and you made it so accommodating for me to communicate through email. The only problem that I have is, is that I still haven’t met any of you. Only Mark. I plan at some date to schedule a time to come see you all and say Hi and thanks personally. It’s been 10 years since I had bought a home and this process went way smoother than I could have ever imagined. I went to a listing presentation on Monday morning but forgot my briefcase….containing my Presentation. After much apologies I proceeded with a verbal consultation. When I got to my online marketing strategy they said “well everyone does that these days”. Luckily I had just set up a new listing on eproperties and texted myself the code. So I pulled out my phone and showed them my text message and reply (that was still in my text messages). Right there on the screen they could see the property details, my phone #, and a web site link. When I clicked on the link they saw a photo, more remarks and links to the web site and more photos. They were blown away and said “OK, we’re in, where do we sign”. I went back the next day with the paperwork and signed them up. $850,000, 6 month listing, at 6%. Nice!

I was introduced to the Mark Taylor Team by my realtor, Dolly Ricco. They had a loan product that was a good fit for me and enabled me to purchase a second home. As I have not purchased a home in over 20 years, (in addition to being from out of state) I was both unknowledgeable and inexperienced in the entire process. The prequalification was handled easily and quickly over the phone. Indeed I only met with Mark and his team in person once. All that remained was to find the home I wanted. Donna, Good to talk to you the other day. I would definitely recommend The Mark Taylor Team to anyone that needs a lender. The whole team is very knowledgeable and everyone I talked to was familiar with our file, therefore, able to answer my questions quickly. When my husband and I were referred to The Mark Taylor Team, we were told previously that we wouldn’t be able to get a home loan. The Mark Taylor Team, we were told, is the best. As it turns out, that is absolutely true. Mark, Kimberley, Donna, and all of the wonderful employees pulled together to get us a fantastic loan. Not only did they find us an affordable loan, but they were there to help us through the entire process by phone or e-mail. My name is Aaron and my wife Sara and I recently bought a new home for our family. When we were looking for financing we were referred to Mark Taylor by our real estate agent. I called and was able to have an assessment conducted right away of our current financial information. Within a day, we were approved for the loan on our new home. I met with Mark Taylor a few days later to go over all the information regarding the loan. Mark was very helpful and had lots of good advice. When we found the home we wanted to buy and entered into a contract, we were given less than 30 days to close by the seller. We were assured by the Mark Taylor team however that they would be able to meet the time table given to us by the seller. There were many obstacles involved with the purchase of the home, however, Mark Taylor’s team dealt with each of them and sure enough, we closed on time.

As a divorced middle age woman, I thought I was doomed to live in a less than desirable apartment for the rest of my life and when I decided to try for a house, I told myself I was in for a huge let down. Hi Mark, I just wanted to let you know how impressed I was with your team and their ability to get my buyer’s loan approved the other day. As you know, I was working with my buyer for many months trying to get a local area short sale to go through. The buyer had a pre-approved LSR with a previous lender that I had recommended based on their past history, so I wasn’t really worried about loan issues during the short sale process. However, when the short sale finally got approved by the bank (it took forever) and it was time to go to escrow, the prior FHA loan pre-approval fell apart after the lender tried to push it through twice to two different FHA underwriters, so my client and I were thinking that the deal was probably dead. Then I had an epiphany! I had remembered you meeting me in person many weeks prior to this point where you took the time and energy to personally share with me the reasons why I should consider your team and Amerifirst Financial when I was looking to get a buyer loan approved. So I took a chance and called you in desperation to see if there was any way you could get this buyer loan approved. It was after hours on a week day and you returned my call and told me that Kimberly on your team would call me and handle the loan situation. Kimberly did call me back right away and gave me the instructions on getting the loan transferred to your office so she could begin work on it immediately. I am happy to say that Kimberly was finally able to get the loan approved with excellent terms after working numerous hours with my client, myself, FHA appraisers, and others, emailing and faxing docs back & forth. In fact, Kimberly was able to get a “pre-approval” by your in-house FHA underwriter so that I could expedite the short sale process on my end to close escrow by our target date. Actually my buyer & I couldn’t believe the loan got approved because they had been turned down twice by the previous lender and their underwriters who had a decent reputation for approving loans. Later, when the previous lender found out that my buyer had taken possession of the property, he asked how was that possible? In fact, he wanted to know how your team did it because he kept getting turned down, so I just told him it was a secret and that I really didn’t know. Mark, my “hat is off” to you, Kimberly, and your entire team for getting this deal through, for being so diligent, and for making the entire experience for me and my buyer as smooth as possible. My buyer and family also want to personally thank you for making their house buying dreams come true. From now on, I will be referring all my deals and my friends & family to your team when it comes time to secure a mortgage loan.

The Mark Taylor Team was the best mortgage group I could have ever asked for. There was never one time my wife and I did not feel that the Mark Taylor Team did not have our best interest in mind. We were able to meet directly with Mark and discuss what we were looking for in a house and he got to know us on a personal level. Hi Mark, When I first presented my client to you in September about the “life after a short sale” program, I didn’t know how it would end up. After the short sale of my client’s house finalized in the first week of January, we were pleased to close on their new house the following month. Wow! It took lots of perseverance on the part of my client to keep their mortgage current, and for us to work in partnership with their initial lender, but it paid off. You and your team were able to close the new deal on the new house in less than 30 days. Who would’ve thought a short sale client under 30 days would be able to get a new house, with an FHA loan. Now we’re sharing this story with all of those home owners that are upside down and current on their payments. Mark we are very happy to write this letter of recommendation for you especially after what we put you and your team through. As you know we came to you last year for a loan and we were very rate sensitive and conscious of our payment, and even though you met with us at Starbucks that day and explained everything line by line. We thought we understood what we were doing. But as we had submitted multiple offers and it had taken us 3 months to get the house we chose we were disappointed because when we called rates had gone up and we didn’t want that higher payment. Yes you explained the taxes on this different house was higher, that rates had worsened, that that zip code was more expensive insurance wise – but we wanted a lower payment, and others we spoke to said that was not the case. So our agent told us to call someone else and we started to call around and were amazed at the variation of rates and closing cost offers, even though you had helped negotiate all of our costs be paid for by the seller the 4 final quotes were so different we freaked and picked the cheaper one. I remember to this day you saying to me” Jill there is something wrong with this quote it seems too good to be true but if you’re locked and are truly half a point lower in rate and 3 grand cheaper take the deal” I was mad at first but realize now you were looking out for us and we weren’t getting the brush off. Everything you said has come true – of course the payments were lower – they didn’t tell us the taxes were not included, the rate was lower but we could never get it locked and then finally when they sent the papers they were higher than we had been told. To add insult to injury the even charged us for an appraisal that wasn’t done and are now calling it an application fee and was told “you are canceling and we need to be paid for our time!”It took Frank and I several days to sum up the courage to call your team back – not once did they say “I told you so” every one jumped through hoops to get us closed at a lower rate than we were finally quoted by the other company and lower than many of our friends got. The best news was we closed with better costs and you even had a little left over to buy down our rate further for us. Thanks so much, I know we missed our closing I know we had everyone seller included mad at us but that was our mistake and you guys still did it in 18 days for us. What amazes us is that we are still getting called by the old companies by different sales people promising us the world to do a loan with them. This is a confusing process and I am glad we closed with you and we learned an expensive lesson and I hope our letter helps others hang in there and trust that you and your team will get them the best deal they can – we did. I just had to write and tell you what an awesome workshop you presented recently to the REALTOR community! I have been in the real estate industry since the mid 1970’s, have seen the many up and down markets, and been to more meetings and seminars than I can even remember. Today’s economic climate and challenges are unique, especially with the current short sale and loan modification issues. It really disturbs me when many people are out there presenting incorrect, misleading, and incomplete information. How totally refreshing to meet someone who knows the current market, the issues, the problems and has a solid understanding of what it takes and how it is done! The information you presented was right on, upfront, and exactly what realtors need to know. Dear Mr. Rooker, I wanted to make you aware of an individual in your firm that needs to be acknowledged as an industry leader in your field and your company. Mark Taylor and his team did an outstanding job with my family’s purchase of a home recently held in the dreaded Short-sale limbo. Let me explain: after several attempts myself to get my contract accepted, Mark took it upon himself to explain to the listing agent how to get the bank to accept my offer as an FHA loan, and pay my down payment, and pay my closing costs! Not only that, he got them to allow me to get the necessary repairs done on the home to get it to meet FHA guidelines as the previous owner had left the home damaged. Did I mention that the home had been on the market for several months and would not offer FHA assistance? Mark’s skill with negotiating, his knowledge of FHA and tenacity was the only way I could get a home loan closed where other lenders had failed. His professionalism dealing with these challenging circumstances and ability to work with your underwriters and go as he called it “old school”, using compensating factors and making sense of underwriting guidelines is the only reason why my family now has a new home. I have referred challenging clients to Mark before and have always taken it for granted as to him just getting it done. Now I know firsthand what is needed to “get it done” – WOW! I was drawn to contact Mark Taylor when I came across a web address for www.awesomerates.com on the tailgate of a truck. I know it sounds odd where I found it, but I was at my wits end in a transaction I felt was hopeless and I figured I didn’t have anything to lose but more time so I wrote to this website explaining my buyer’s dilemma.
